IRRIGATION MANAGEMENT TERMS AND CONDITIONS
I .Work will be completed in a timely and professional manner by our on-site
supervisor/technician, and 2 other full-time technicians. Additional technicians will be provided at a $60.00 per hr rate if needed.
2. New Jersey American Irrigation if upon opening, closing, or during monthly maintenance service repairs are deemed necessary, at the sole discretion of New Jersey American Irrigation a second visit may be required if such repairs can not be completed during the opening, closing, or monthly maintenance services.
3. New Jersey American Irrigation will not be held liable for any malfunctions to an existing system that was not installed or solely maintained by New Jersey American Irrigation. New Jersey American Irrigation will not be held liable for any malfunctions to systems that are no longer covered under warranty as well as line breaks due to ground heaving or post opening.
New Jersey American Irrigation will not be held liable for damages incurred by unforeseen source not under the direct control of New Jersey American Irrigation. Such sources are inclusive of but not limited to changes in water pressure, tree roots, snowplows, weather conditions, landscape services, vandalism, owner management, etc., etc.
4. New Jersey American Irrigation will not be held liable for any unseen or unmarked
utilities/lines including but not limited to water, fiber optic, cable, gas, low voltage, invisible pet fencing, barbeque gas or pool lines. We will not be responsible for any utilities above 18" to existing grade.
5. Repairs covered under an all-inclusive contract are
A. Replace up to 3957 heads per year at the single-family homes and condominiums. Any more heads that are required to be changed at a residence will be billed to the HOA for material only.
Labor included.
B. Valves and valve boxes
C. Lateral leaks, mainline leaks,
D. Raising or lowering of heads.
E. Repair root choke. If the surface roots are too extreme, we are limited in what we can do for the residents unless trees are removed.
F. Wire troubleshooting and repair.
G. Common Ground irrigation (clubhouse, main roads, and open field areas) repairs will be covered up to $10,000.00. After 1 Ok in repairs have been made the HOA will be billed for additional material only. Labor is always included.
H. Golf course repairs up to $3,000.00. Covers basic repairs such as heads, broken pipe, and electrical troubleshooting.
I. Biweekly meter readings.
J. The community's 36 controllers and sensors will be covered under the all-inclusive contract.
(As long as the winter project is installed by New Jersey American Irrigation) 5-year warranty on all parts and labor.
K. Well equipment in the community's control panels. (They will be covered under all-inclusive if replaced over the winter by New Jersey American). 5-year warranty on all parts and labor.
L. Core cutting of heads, and valve boxes if located when there is time ...
M. Flagging of irrigation equipment for turf renovations.
